Can you believe it's almost March? Time is flying by! The Spring 2025 real estate market is just around the corner, and this year, it is a buyer's market. Consumers are feeling stressed about finances and insecure about employment. Homebuyers will take even greater care in making their home buying decision.

Sellers, I understand that you want a fast sale, and your neighborhood may already have several homes for sale comparable to yours. So you reason that pricing yours cheaper will make yours sell faster. In reality, your home may not sell faster for any number of reasons. And unfortunately, you just slashed your equity and lowered the market value for all your neighbors and buyers.

When all things are equal, price for parity, promote value, and offer concessions or promotions on the back end. What does this mean? Price your home more or less in line with those of comparable condition and size in your neighborhood. Offer special incentives for an acceptable offer: home warranties, maintenance contracts, closing costs, cover the cost of a Pod, or some monetary concessions. Have your property pre-inspected and make the report available. Partner with a loan officer to provide special incentives if a buyer uses them to purchase your home. Be creative.

In each of these scenarios, the concessions/incentives are paid using proceeds from the sale. Home values are not compromised.
